A gorgeous but run down house built from local stone with very thick walls!! Being listed this property required an extra dimension of care and attention to detail and design but it allowed us some room in the garden -new parterres, lawns, a rose garden, an outdoor swimming pool with limestone surround and simply stunning views, a hard tennis court and a converted barn for office use and other ancillary storage barns.

Internally it was more a case of bringing the accommodation up to date, new kitchen and bathrooms together with a 500ft2 single storey extension providing a new media/TV room.

We thought seriously about not purchasing this property but how wrong could we have been. This was, in essence, a dilapidated Laundrette when we purchased it full of pigeons and their detritus! We obtained planning consent for two flats, a basement with small patio and a ground floor flat. Both one bedrooms but with well fitted kitchens, modern bathrooms and solid timber floors. the ground floor had to retain the old shop front so instead of trying to hide it we made a feature of it by referring to the buildings former life as the local dairy! once again both flats sold prior to completing the works.

We have carried many such projects as this but we have featured this particular one to demonstrate that with some clever designing you can make the most of limited space. What started off life as a fairly ordinary two storey Victorian house was transformed into two very well proportioned and thoughtfully designed flats. An upper flat with three double bedrooms, two bathrooms and a very spacious split level living room with open plan kitchen/breakfast room and SW facing roof terrace and a ground floor two double bedroom ground floor flat with a super open plan kitchen/living room with bi-fold doors to a delightful SW facing garden.

This was an extremely unusual find. A large plot of land to the rear of a large Victorian house but with its own original private cobbled access drive. After much local discussion and consultation with the planning officer we managed to obtain planning consent for a delightful, contemporary interpretation of a mews house. Accessed via an Italian designed electric solid door with inset `Judas’ door down the cobbled driveway the house provided two/three bedrooms and two bathrooms with a fantastic vaulted kitchen and delightful reception room – all with bi-folding doors to the private and completely secluded patio garden, designed by a local designer. We have retained this house and it is occasionally available to let.

This was another conversion but other than the facade of this end of terrace Victorian property the rest of the building was virtually rebuilt. This house sat on a much larger plot of land than usual and had been in the same family since it was bought in the late 19th century. We obtained planning consent to convert the property into four flats, two substantial two bedrooms and two spacious one bedrooms all with solid wood flooring and hand built kitchens. All sold prior to fully completing the building work.

The conversion of two grade two listed Georgian buildings together with the creation of a modern mews of townhouses to the rear. We purchased the site with planning but managed to drastically improve the aesthetics of the design and the internal use of space.

The two existing listed buildings were converted into four self-contained flats and one maisonette, three of which had outside space. We ensured that the original features were restored where possible but made the most of clever internal design ideas.

To the rear, accessed via electric Oak gates, we created four mews town houses, with their own patio’s or gardens together with private parking.

This was an extremely interesting project. The site originally comprised a Victorian warehouse/workshop together with yard and associated parking. We worked up a design which converted the warehouse into two extremely spacious maisonettes, a two bedroom with two bathrooms and a three bedroom also with two bathrooms. The first floor flat had vaulted ceilings and unusually a garden on the ground floor and the ground floor flat had a larger double patio. Both flats made the most of open plan living together with a sophisticated data cabling system through for data, audio/visual and telephone.

To the front of the site we created a two storey, lower ground and ground floor two bedroom, two bathroom coach house with a full NHBC warranty. This had both a lower courtyard and rear garden.

Both phases sold almost immediately on their release onto the market.
